Most Christchurch re-roofs in long-run steel run $20,000–$38,000 including GST, depending on the size and pitch of your roof and what we’re taking off it. Your quote is itemised, in writing, and it’s the number on your final invoice. We’ve re-roofed over 1,800 Canterbury homes since 2012.

The quiet signs
How you know it’s time
You don’t need us to tell you if there’s daylight through the sarking. The quieter signs:
- Rust blooming along the laps and around the roofing screws, or red streaks down the sheets after rain.
- The coating gone chalky and powdery to the touch. Past a certain point paint can’t save it. Before that point, it can, and a repaint is a quarter of the price.
- Concrete tiles from the 60s and 70s gone porous, growing moss like a lawn, with the pointing cracking along the ridge.
- A nor’wester’s been lifting sheets, and screwing them back down is becoming an annual event because the timber underneath won’t hold a fixing any more.
- Your insurer is asking pointed questions about roof age at renewal time. A dated condition report from us has kept several of our customers covered.

What an Aegis re-roof includes
Every line below appears on your written quote. If another bid is thousands cheaper, ask them which of these they’ve left out.
- Full strip of the old roof, and we never open up more than we can close in the same day. Your house is weathertight every single night of the job. This is the promise that matters most in Canterbury, where the forecast is a rumour.
- Timber inspection with photos. Rotten purlins and battens replaced at $18 per metre, the rate printed on your contract before we start. Tile-to-steel conversions get new battens as standard, it’s in the base price.
- Self-supporting roofing underlay across the lot, the modern breathable stuff, not the bare-purlin shortcut.
- COLORSTEEL long-run in 0.40 or 0.55 gauge depending on your wind zone, with COLORSTEEL Maxx for coastal homes in the salt spray zone (Sumner, New Brighton, Lyttelton, we’re looking at you). Corrugate, five-rib, or trapezoidal profile, 30+ colours.
- Fixings rated to your wind zone under NZS 3604. Hill suburbs and coastal sites are High to Extra High wind zones and get the screw pattern to match. This is exactly the detail the post-quake cowboys skipped, and exactly why their roofs peeled.
- New flashings, every one of them. Ridge, barge, apron, valleys, penetrations. Re-using old flashings is where most “new roof still leaks” stories start.
- Swarf swept off the roof at the end of every day, before it can rust-spot your brand-new steel, then two magnet sweeps of the lawn and drive at the end.
Do I need building consent?
Usually no. Like-for-like re-roofing is exempt work under Schedule 1 of the Building Act, which covers most jobs. Going from heavy concrete tile to lightweight steel is also generally exempt (you’re reducing the load, and post-quake, plenty of engineers would quietly cheer). If your place is in a character area or the job touches structure, consent may apply, and we handle the council side when it does. We’ll tell you which situation you’re in at quote stage, in writing.
The guarantee, in plain terms
Two separate documents. Materials: COLORSTEEL’s warranty, up to 30 years against perforation depending on product and how close you are to the sea. Backed by New Zealand Steel, so it survives even if we don’t. Workmanship: 10 years from us, in writing, transferable if you sell. If anything we installed leaks or fails, we fix it free. And that sits on top of your rights under the Consumer Guarantees Act, not instead of them.
On the tools
What re-roofing week looks like
Crew’s on site at 7:30. Tarps over the garden beds, protection over anything under the drip line, skip bin on the drive. We strip a face, check the timber, photograph anything that needs a conversation, and have that face underlaid and sheeted before knock-off. Typical three-bedroom home: two to three days. Steep, complicated, or tile-to-steel jobs: up to a week, and we’ll tell you which yours is before you sign, not after.
It’s noisy, especially the strip. Warn the neighbours, and maybe give the dog a couple of days at a mate’s place.
